What is EIFS Siding

EIFS siding is an artificial stucco siding that is a system of different components overlaid in coats to form a solid weather seal on the exterior of a home. Sometimes referred to locally by the proprietary name “Dryvit” siding. The different layers can vary in material, thickness and components greatly. It differs primarily from traditional stucco in that traditional stucco is typically three coats of cement. Most of the homes that we have completed Birmingham EIFS inspections on have been a system of three different coats of a synthetic stucco mix with a fiberglass mesh over a foam insulation board and supported on the wall by plywood or drywall type board backer board.

What is an EIFS inspection?

EIFS siding material itself isn’t typically a source of leakage however if water leaks at the penetration joints such as windows/doors and roof joints then is possible that the moisture gets trapped behind this triple layer weatherseal and can cause damage to the wood wall. The EIFS inspection will test for moisture below these areas and inspects for possible deficiencies that may allow moisture penetration.

What does an EIFS inspection include?

The EIFS inspection will test areas by scanning suspect areas with a moisture meter and inserting moisture test probes to see if leakage has occurred at suspected spots. The EIFS inspection also entails a visual review of the siding to determine deficiencies in sealants and flashing of the siding that may allow leakage. An EIFS inspection report is completed and includes the location of moisture testing results, photos of deficiencies, and recommendations.

How big are the EIFS moisture testing holes? Will the inspector need to remove or damage siding to moisture test?

 The EIFS inspector will be testing the siding and below windows in strategic spots. The holes will be filled with caulk of similar color. No siding will be damaged or removed. Siding is probed and moisture is measured with small pins of approximately ?”.
